Adena – Self Perform Steel Project Manager

Summary:

The Self -Perform Steel Project Manager will be responsible for managing self-perform steel projects including job cost tracking, Monthly Project Status Reports (MPSR), day-to-day management of the projects, coordinating equipment, crane planning, and project resource needs (Manpower Coordination) with a focus on Man-Hour (MH) based production values and change management tracking. This position will be responsible for managing more than one project at a time.

Primary Job Responsibilities:

  • Review all projects with the Estimating Team to understand the scope of work for each project including exclusions, assumptions, and qualifications.
  • Work with the Chief Steel Estimator and Project Executive (PX) to set up initial project budget structure and continue updating and managing project budget throughout the job life cycle.
  • Manage Projects to maximize profitability while maintaining strict Safety and Quality standards.
  • Track all Change Events, including MH tracking by Phase Code, and oversee all Change Order Requests (COR’s) are submitted to Owner, CM, or GC in a timely fashion. This includes generating and maintaining a comprehensive Change Order Log.
  • Ensures COR’s are managed through to become billable Change Orders (CO).
  • Develop site specific erection (SSEP) and crane plans.
  • Ensures steel erection activities are in compliance with Adena’s AISC Quality Management System (QMS).
  • Assist in managing equipment resources with General Foreman / Adena Equipment Manager (Owned and Rented) to meet the requirements of the Project while understanding the project budget.
  • Create submittals / shop drawings to meet Project specifications.
  • Prepare pay applications and invoices and submit on a minimum monthly basis to Owner, CM, or GC.
  • Produce Monthly Project Status Reports (MPSR) on a monthly basis and present to Leadership.
  • Participate in reoccurring project meetings as dictated by the Client and project needs.
  • Ensures routine project documents are being completed by the Superintendent or the Foremen such as: daily reports, weekly toolbox talks, job hazard analysis and any other paperwork needed and/or required.
  • Assists in both production (MH) and material takeoffs for CO’s as needed.
  • Performs other duties as assigned by the Management.

Desired Qualifications/Skills:

  • High School Diploma or GED is required. Associate’s Degree in Construction Management or Engineering or equivalent work experience is preferred.
  • Experience with Self-Perform Trade type work is required.
  • 30 Hour OSHA Certification or willingness to obtain.
  • Computer experience including Microsoft Word and Excel is required.
  • Experience with VISTA accounting and project management software preferred.
  • Ability to read building blueprints.
  • Estimating experience preferred.
  • Must be willing and able to travel to jobsites which could require overnight travel.
  • Must have a good work ethic, and the ability to understand and carry out written and verbal instructions.
  • Must maintain a valid driver’s license.
  • Must maintain a clean driving record.
  • Excellent communication and negotiation skills
  • Ability to work in a Team environment.
  • Ability to problem solve through situations.
